Maintenance & inspection

Bomba regulations require fire protection systems to comply with a defined performance standard — and to be tested, serviced and maintained on schedule for that compliance to hold. KS Engineering builds maintenance contracts site-by-site so the schedule, scope and cost match the building’s actual exposure.

Each maintenance package can incorporate every fire protection system in one consolidated contract — fire alarm, sprinkler, hydrant, suppression, riser, intercom and Bomba link — with one team, one accountability line and one set of records.

What’s covered every visit

• Test all fire protection equipment and systems in accordance with NFPA codes and Malaysian Standards.
• Repair and replace components where required, with quotation submitted before any non-routine work.
• Log and record all work performed in the site logbook so the audit trail is intact at inspection time.

Pricing structure

Maintenance contracts are quoted at a fixed price — yearly, half-yearly, quarterly or monthly — based on the system inventory and the building’s risk profile. Stand-alone callouts are also available for facilities that prefer to self-manage scheduling.

Independent inspection reports

For building owners who need a third-party perspective separate from the maintenance contractor, we issue independent inspection reports against NFPA, BOMBA and project-specific specifications. These are commonly used for insurance renewals, audit submissions and acquisition due diligence.
